CANCELLATION POLICY.

A signed rental agreement is required before arrival. It covers house rules, property-specific risks, and liability terms. It is sent automatically through your booking platform after reservation confirmation.

Guests who have not signed the rental agreement prior to check-in will have their reservation cancelled with no refund issued. Please complete it as soon as you receive it.

All cancellations and modifications must be processed through the platform where you booked:

• Airbnb — through your Airbnb account or the Airbnb app
• VRBO — through your VRBO account or the VRBO app
• Direct booking — contact us directly via the contact page

We cannot process Airbnb or VRBO cancellations on your behalf. The platform through which you booked controls the refund.

The policy above applies to direct bookings made through our website. Reservations made through Airbnb or VRBO are subject to the cancellation terms displayed on that platform at the time of booking.

Airbnb’s AirCover for guests is a separate program administered entirely by Airbnb — it is not a host-issued policy and Off Grid Stays has no role in those claims.

Cancellations due to extraordinary circumstances — documented emergencies, serious illness, or events outside a guest’s control — are reviewed case by case. We are not obligated to issue refunds outside the standard policy, but we are reasonable people.

Reach out before your check-in date if something unexpected comes up. Last-minute requests after check-in have significantly less flexibility.
